We have an immediate need for a Senior Associate in our Project Finance and Consulting Group. The team provides real estate consulting services to institutional investors needing to make informed decisions on multifamily tax-advantaged investments. Our institutional investor clients are motivated by the social, environmental and financial returns generated by the asset class.

This role will be based in the Northeast and play an instrumental and supportive role to the management team.

Responsibilities:

The Senior Associate will provide investment consulting services for predominantly low income housing tax credit investments to real estate clients, primarily syndicators and investors.

Principle Consulting and Advisory Duties and Responsibilities

Multi-family Investment Due Diligence

  • Review and analyze financial projections for multifamily real estate properties
  • Assess strengths and risks of multifamily real estate investments using:
  • Market study and appraisal analyses
  • Counterparty due diligence
  • Underwriting assumptions
  • Proficiency or exposure to reading multifamily property operating budgets, financial statements, projections and real estate closing documentation (LPAs, loan agreements, assignments, regulatory agreements, etc.)
  • Exposure or working knowledge of the Federal Low Income Housing Tax Credit Program and/or FHA affordable multifamily loan products
  • Generate comprehensive due diligence reports, averaging 10-15 pages in length, that assist investors in making investment decisions.

Multifamily Investment Fund Sponsor Review

  • Review written internal policies, corporate reports, and business plans to assess organizational capacity, performance, and management
  • Analyze three years of company financial statements highlighting trends and key features
  • Assess financial performance of multifamily real estate portfolios and evaluate trends by analyzing underwriting guidelines, asset management policies and procedures, and the historical data of performance of multifamily real estate portfolios under management.
  • Generate the organizational review, averaging 50-60 pages in length, including standardized data tables and charts and industry-specific proprietary benchmarking data

Thought Leadership

  • Provide multifamily real estate and tax policy consulting services to investors and fund sponsors
  • Educate existing and potential investors on investment methods and offerings
  • Assist with the strategic planning and execution of client-specific investment goals
  • Analyze the impact of pending and new tax legislation on investor portfolios
  • Support various consulting, industry research and thought leadership initiatives in the affordable housing and tax credit industries

Job Requirements:

  • Knowledge/Skills/Abilities:
  • Critical thinking and analytical skills
  • Proficiency with Microsoft Excel. Access, VBA or SQL a plus.
  • High degree of familiarity with multifamily real estate underwriting and transaction structures
  • Knowledge of federal income tax concepts, partnership tax knowledge a plus
  • Experience preparing or reviewing financial models.
  • Excellent communication and client management skills, with proven ability to coherently express complex concepts, both verbally and in writing
  • Detail oriented and deadline driven
  • Self-motivated with the ability to prioritize and multi-task in an environment of multiple responsibilities

Education:

  • Bachelor’s Degree in accounting, business administration, finance, economics or related fields
  • Preferred CPA, JD, MST

Experience:

  • A minimum of three years of experience within accounting, real estate or affordable housing.

Core Competencies:

  • Strong writing /editing skills are needed to generate consulting and due diligence reports for review
  • With supervision, communicate and manage client expectations throughout the consulting engagement using a positive and proactive approach that reflects a passion for excellence
  • Demonstrates professionalism, flexibility and adaptability in helping to manage a variety of client relationships and requests
  • Ability to work independently, but uses sound judgment when there is a need to seek assistance or escalate matters
